Q: I own a number of investment properties in the area. Some of my properties are unimproved raw land that I intend to redevelop into residential and commercial use. Currently, there is not much of a market for this type of property, but I would like to know what steps I can take now to add value to my properties and best position them for sale or development when the market returns?
A: This is a good question because there are opportunities for investors and owners of investment property to add value to their properties during this down market cycle. Completing necessary pre-development work on your property now, as well as defining and obtaining applicable land use and zoning permits, can both increase the value of your property and give you a jump on the competition when the market turns favorable again.
